Overview
Roofs fail slowly and quietly. By the time a stain appears on the ceiling, water has usually been entering the assembly for months. A routine inspection catches failing sealant, lifted flashing, granule loss and early deck deterioration while they are still inexpensive to fix.
Our 21-point inspection covers the roof surface, penetrations, valleys, flashing, gutters, attic ventilation and, where accessible, the decking and insulation. We photograph every finding and deliver a written report with a simple condition rating and prioritised recommendations — repair now, monitor, or plan for replacement.
Inspections are especially valuable during a real estate transaction, after a hailstorm, or as an annual maintenance habit. Many insurers and manufacturers also require documented maintenance to honour a warranty claim, and our reports provide exactly that record.
