Roof Maintenance Checklist: 10 Steps to Extend Your Roof’s Life
Roofs do not usually fail suddenly. They fail slowly, through small problems that go unnoticed until they become expensive. A little seasonal attention is the cheapest roofing investment you can make — here is a practical ten-step checklist.
Twice a year (spring and autumn)
- Clean the gutters. Remove leaves, needles and sediment, then flush with water to confirm downspouts flow freely. Clogged gutters are a leading cause of fascia rot and foundation damage.
- Inspect from the ground. Use binoculars to check for cracked, curled or missing shingles, sagging lines and damaged flashing — no ladder required.
- Trim overhanging branches. Branches scrape shingles in wind and drop debris that clogs gutters. Keep them well clear of the roof.
- Check the attic. Look for daylight, dark water stains, damp insulation or a musty smell — all signs of a leak or ventilation problem.
- Clear roof debris. Remove accumulated leaves and needles from valleys and behind chimneys, where they trap moisture.
Once a year
- Book a professional inspection. An annual 21-point inspection catches failing sealant, lifted flashing and early deck deterioration while repairs are still inexpensive.
- Check attic ventilation and insulation. Balanced intake and exhaust keeps the roof deck cool and dry, and prevents ice dams.
- Inspect sealant and flashing. Have cracked caulk and failing pipe boots re-sealed before water finds a way in.
After every major storm
- Look for impact clues. Check gutters, downspouts and vents for dents — they are a good indicator of hail that may have damaged shingles.
- Book a storm assessment. Document any damage promptly with photographs; insurance claims are far easier to make soon after the event.
What to leave to the professionals
Cleaning gutters from a ladder and inspecting from the ground are reasonable DIY tasks. Anything involving walking the roof, replacing shingles, repairing flashing or working near heights should be left to trained, insured professionals. Falls from roofs are among the most serious home-injury risks, and DIY repairs can void your warranty.
